    Mass is a tiny state, but they actually have some amazing beaches up there. Im sure you’ve heard of Cape Cod, Nantucket, Martha’s Vinyard (the movie Jaws was filmed here).

    That far north has a pretty short season. But it rates very highly for “best places to spend a summer”.

    Similar story here. I grew up in South Fla in the 70s, went to UF from 84-88, then moved up to NYC to pursue my career. It was supposed to be a 2 year thing, that turned into 30. Living in Manhattan and Brooklyn and being exposed to different races, cultures, music, art, architecture, etc... was life changing. Met my wife there, both my boys were born there, still have amazing friends and my wife's family there - we go back when we can. But I'm back in Fla now to be closer to aging parents.

    For those who say NYers are coming down to escape the liberal policies of the NE couldn't be more misinformed. Politics had ZERO influence on our decision to move down. In fact, Florida politics was one of the reasons I didn't want to come here, but we made the move because we had to make the move, for family. That said, I'm making the most of my time while back here. The weather is great (although I don't mind the cold all that much), the fishing is great, and the no-tax thing is a plus. And I can see a few more Gator games than I normally would have. But make no mistake, I wouldn't have moved back if I didn't have my parents here. Sorry to burst the bubble of all those who think the 'libs' are fleeing 'lib cities' for good ol' 'free' Florida.

    The same is true in Tennessee. Excellent tax rates, climate, and a great place to raise a family. Lots of plates from other states.

    Yup. Aging parents brought me back home after a long time away. I want them to have as much time with the grandkids as possible. I haven't really lived in Florida much in the past 20+ years. I have to be honest, I don't really love it here but like you said, the tax situation is nice.

    Exact same deal. Only been back a year but my kids have seen my parents a ton already - it's a win win for all of us. Family first. Catching redfish a close second :)

    Lol... that's my point. It's not always the beach it's sometimes the people. Having said that, I'll take our beaches over Mass. beaches are single day. The Keys are every bit as nice for me...

    You can buy lots for less than $250,000 in Town of Tioga one of the nicer subdivisions west of Gainesville. I lived there and still know owners. There are plenty for less in the area if you don’t mind having a septic tank and we’ll. Are they increasing in price, sure, but not quite at what you posted. Houses already built are even a better deal. You have to know where to look and take your time. I hope an out of state buyer shows up at my condo on the beach and pays asking price which is 475K more than I paid for it 4 years ago. If you homestead in Florida your taxes are capped at a 3% increase per year. So there’s that. When my dads place was sold in 2019 the taxes went from $1800 per year to 8,075 for the buyer.


    But your main point is right on. Property is being bought up by companies raising prices and many of the wealthy that move from out of state will want the same benefits and perks. It is what it is. I’m already looking at possibly moving to Tennessee to get away from the influx of out of staters. I will become one of those out of state people. Cringe

    I’ve heard the beaches up there are crowded and parking is a chore.

    We have already set up property in Ky and Tenn. Soon to have some in N ha or N Carolina as well .

    I live just East of Parker road and there’s a lot of building going on in the Tioga area headed toward Jonesville. Prices may be below the 250K range, but it’s headed there.

    I remember one summer in college, I walked from my apartment to my car after taking a shower to grab something I'd forgotten. Probably 100 yds each way. I had to shower again when I got back inside.

    I've met dozens of patients who moved here specifically to avoid the long lockdowns, most were retired and well off, but many were upper middle class and could easily relocate.
    My son's HS OC moved from CO specifically because his son is a possible D1 WR and they did not know if he would play his last 2-3 years of HS ball because of the limitations that the State was placing on FB.

    Obviously this is anecdotal. But I see many new people to the area and a good % came here recently (2020 on) due to these issues.

    While we all agree for quite some time Florida has been a destination for many to move. The dems on this board seem to be blinded by the reality that the pace has hit a point that puts Florida in it's own category.

    This is the problem with the Florida housing market. The asking prices are out of control. Not faulting you for trying to get as much as you can… that’s the game, right? But, it appears as though buyers and sellers are in a standoff waiting to see who blinks first. I made quite a bit off my old house in 2021 (buyers bidding war… not because of a high asking price), but I’m renting now that I’m back in Florida. Prices are ridiculous. I can afford it, but I would rather move somewhere else than overpay. $1.3M for a normal house in my area that used to be $500K in 2019. Can’t do it, Chief.

    Well, Ive lived in west broward and downtown off las olas, both had better summers than Gville or Orlando for that matter. Not to mention, the beach is a much shorter drive. JMO tho, to each his own.

    As for the thread topic, it will be interesting to watch future population trends in the state. I think the attractiveness of florida may be declining for many current residents. The cost of living is rising quicky due to soaring home and rental costs. insurance premiums, traffic issues in every major city, overcrowded schools, etc etc.

    Curious about the demographic? Every year when I travel back to Broward county there are fewer and fewer English speakers. If it is not someone from the Islands or Central/South America, it is the Russians and Israelis. At the CVS by my mother-in-law's house I hear more Hebrew than English spoken and the direction signs in the store are in English, Spanish and Hebrew. And, not that I care, but I wonder if the influx of people into Dade and Broward are representative what percentage of the yearly increase in state population?

    Asking prices wouldn’t be what they are if buyers weren’t paying the prices. I have a limited commodity. Beach front property for 850K. About a mile down the road there are homes being sold in the millions. My place although only a 1600 square foot condo is fully remodeled and turn key. I have to strike while the iron is hot.


    To be honest I’m selling for numerous reasons.

    Hurricanes
    Flooding
    Red tide
    New Florida condo laws
    Lack of privacy
    High association dues
    Prefer fresh water over salt
    Only one parking space
    To be close to family
    Equity will allow me to buy with cash

    Great time to sell. Our place on 30A has increased more than 3x in value since we bought it 7 years ago, and we debate selling it weekly.
