It's a good thing for perspective home buyers who have the wherewithal to purchase homes it's not necessarily a positive indicator of the health of the economy as a whole. Although it's a somewhat extreme example when the residential housing market collapsed in 2008 it ushered in the most severe recession since the Great Depression. Not sure that you are aware of the "wealth effect". What it means is that when the net worth of consumers drops they are less likely to spend especially on large ticket consumer durables. Although it's largely a psychological effect a person whose home equity drops by $100,000 is less likely to make other expenditures. Same with the value of equities in 401(k) plans.
